Finding the right property

Legal support and protection

The prerequisite of a successful purchase is the Safety of each buyer.
Our legal team provides the following services:

  • Due Diligence at the relevant Land Registry in order to determine that the property is free of encumbrances and that its titles are in legal order.
  • Legal deposit agreement document between seller and buyer.
  • Second Due Diligence at the relevant Land Registry on the day of signing the contract in order to confirm that the property is still free of encumbrances.
  • Representation by a lawyer the day of the final purchase contract.



Coordination of the entire sale process

Alongside performing all necessary inspections, investigations with the urban planning authorities, acquisition of licenses, as well as legalization processes, our main target is freeing our buyer from unnecessary discomfort.

Once the property is ready to be sold we provide the buyer with a detailed day by day schedule in order to reach the day of the contract signature that includes the completion of the following services: 

  • Providing a Greek Tax Number.
  • Providing a Greek Mobile Number.
  • Opening a Greek Bank Account.
  • Facilitating the transfer tax payment.
  • Managing all needed payments during the contract signature.
  • Providing a Greek to English certified contract translation (or in any other language to Greek).
  • Following up on all the documents after the registration.

Property Inspections

Throughout the year, we monitor humidity, air temperature, and traffic to ensure proper condition of the property.


Utility bills monitoring and payment

Utility bills include bills for electricity, water, telephone, internet, and maintenance of an apartment building or complex.

Payment is made from 1 to 12 times a year, depending on the bills frequency. We make payment from the deposit funds, which can be left at the office of the company at any time, after which we send a notification of payment to the owner email address.

We can also provide tenant bills payments monitoring.


Accounting

The range of accounting services includes:

  • Filing an annual tax return.
  • Tracking and payment of the annual property tax.
  • Tax reporting.
  • Keeping track of debts/fines.
